Do not just put a sign in the yard on Saturday morning. Execute this 5-day promotional runway to double your foot traffic:

Wednesday
MLS & Social SyndicationPost the open house dates into the MLS so it syndicates to Zillow, Realtor.com, and Redfin. Post the Open House graphic from the Listing Launch Pack to your feed.
Thursday
Agent-to-Agent Outreach & Neighbor CardsEmail the top 50 local buyer agents in your MLS with the open house flyer. Deliver open house invitations to the 25 nearest neighborhood doors.
Friday
Interactive Social Story PollsPost the Open House interactive poll story to Instagram and Facebook: "Who is stopping by 123 Ocean Ave Saturday from 11 to 2?" Tag the location.
Saturday AM
Directional Sign DeploymentPlace a minimum of 10 to 15 directional signs at every major intersection and turning point leading directly to the property. Clear arrows, clean signs.
During Event
Staging & Visitor RegistrationOpen all blinds, turn on all lights, turn on soft jazz music, place fresh water bottles, and put the Open House Visitor Registry on the main kitchen island.

Neighbor Invitation Script

When knocking on neighborhood doors or greeting neighbors who walk in:

"Hi! I am hosting an open house for your neighbors at [Address] this Saturday from 11 to 2. We host an exclusive 'Neighbors First' preview from 10:30 to 11:00 AM before the public arrives so you can see the home and ask any neighborhood value questions. You can also help choose your next neighbor! Do you have any friends or family members looking to move into [Neighborhood]?"

Unrepresented Buyer Discovery Script

Never ask "Do you have an agent?" (they will say yes automatically). Use this consultative approach instead:

"Welcome in! Feel free to walk through and take your time. Quick question while you are exploring: are you folks working with an agent who is writing offers for you right now, or are you just out browsing open houses on your own today?"
