The 3 Ps Diagnosis (Why It Didn't Sell)
When a home fails to sell in our market, it is never a mystery. It always comes down to one of the 3 Ps:
1. Price: Was the home positioned ahead of the market, forcing motivated buyers to choose better-priced competitors?
2. Presentation: Were the photos low quality, dark, or cluttered? Did the home lack professional staging or floor plans?

Send this typewritten letter in a handwritten envelope directly to the homeowner:

I know you are likely receiving a flood of aggressive phone calls from real estate agents asking for your listing. That is not why I am reaching out.
